Predictive/Preventive Maintenance

Acuity Engineers, Inc. is a consulting firm performing Predictive/Preventive Maintenance Assessments for owners, and plant managers.

Acuity performs Predictive/Preventative Maintenance diagnostics and develops a custom condition analysis for:

  • Critical Operating Equipment
  • Electrical Distribution Equipment
  • Pneumatic, Steam and HVAC Systems

The ACUITY PdM Toolbox incorporates the following diagnostic technologies:

  • Infrared Analysis
  • Vibration Analysis, and
  • Ultrasonic Analysis

Predictive Maintenance is ‘data-based’ versus ‘reaction-based’. In taking a proactive approach, critical equipment is monitored and data trended over time to identify potential problems and aid in scheduled maintenance to minimize downtime and maximize revenues. In order to establish a healthier and safer working environment the most cost efficient programs utilize the following:

Infrared Scans – Infrared is used to detect various electrical issues some of which include loose connections, overloads, and improper transformer connections that may result in unscheduled shutdowns, overtime for repairs, and overhead for stocked materials. Additionally, infrared scans performed at a building’s exterior skin, specifically at flat rooftops, enables timely repairs at locations where anomalies may indicate potential areas of water incursion and subsequent moisture damage as well as energy inefficiency.

Vibration Analysis – Vibration Analysis is used to monitor critical rotating machinery and to determine what effects the vibration is having on that machinery. The analysis can establish whether the equipment is out of alignment or unbalanced, and if belts and gear teeth are worn or loose and chipped, respectively.

Ultra Sound – Ultrasound is used to detect escaping air, steam, and natural gas from fittings, joints, and breaches in pipes and conduit, which greatly affects productivity.

WHAT’S IN YOUR MAINTENANCE TOOLBOX?

As equipment approaches the end of service life, early failure warning signs are detected through PdM inspection, though not apparent to human senses or even through dedicated monitoring of normal system operating parameters.

During our diagnostic assessment, Acuity incorporates multiple technologies, known as Data Integration, whereby Infrared Thermography, performed by qualified personnel, may be used with Ultrasonic and Vibration Analysis to develop a fully comprehensive and dynamic equipment condition “picture”.

Invest in improved productivity, reliability and safety with increased uptime and reduced maintenance costs for $$ BIG RETURNS $$ by allowing Acuity to put our knowledge and expertise to work for you.

Acuity is a leader in the field of Building Diagnostics and provides additional services such as Moisture Surveys, Indoor Air Quality Surveys, Microbial Assessments, Infrared Assessments, and Ultrasound Assessments.
