EIFS Investigations
Acuity Engineers, Inc. is a consulting firm performing Exterior Insulation and Finish Systems (EIFS) Investigations for owners, tenants, property management firms, insurance companies and lenders. Our EIFS Inspections identify latent problem areas and potentially elevated moisture levels that may lead to mold formation and deterioration. Acuity’s non-destructive Moisture Surveys are performed from the interior of the property so as not to breach the EIFS system. Moisture readings are either taken with a Protimeter or Delmhorst Moisture Meter. They can be obtained at the wall surface, framing, within the wall and/or ceiling cavities, and at the exterior sheathing/concrete. Moisture readings may be supplemented with the use of a Tramex Wet Wall Meter and limited exterior probing. Weather permitting, Infrared Scans may also be performed by one of Acuity’s Certified Thermographers whereby “thermal anomalies” (NOT water!) can be identified, indicating potential moisture issues. A Video Scope Analysis may also be recommended as elevated moisture numbers do not necessarily translate into structural deterioration. Acuity may perform a Roofing Survey and an Attic Ventilation Analysis to determine if they are contributing to a moisture intrusion issue. Destructive EIFS analysis may be necessary to determine building code compliance and window and door flashing methods. Acuity performs New EIFS Installation Assessments, utilizing Certified EIFS Inspectors, as an independent third party to ascertain that compliance with manufacturer’s recommendations is being met. Acuity is a leader in the field of Building Diagnostics and provides additional services such as Moisture Surveys, Indoor Air Quality Surveys, Microbial Assessments, Infrared Assessments, and Ultrasound Assessments. Do not risk your investment due to inadequate inspections. Call the professionals at Acuity for a timely, accurate, and comprehensive assessment. |
